The Proposed Site
Casa Hotel sits on Lockoford Lane, immediately north east of Chesterfield town centre, with direct road access and a substantial existing car park. The proposed development would occupy part of that car park.

How Much Space Does the Development Need?
Initial feasibility work has considered both a 2-court and a 3-court configuration, each with 2m clearance around and between courts. The layouts below show the court and circulation footprint only — the wider building envelope, club, gym and changing areas sit around this.

Two courts can comfortably be accommodated within a compact footprint and provide a credible entry point for a hotel-based padel facility.

Both layouts are viable. However, the additional flexibility and revenue potential created by the third court means the 3-court configuration should be seriously considered as the preferred option.

Design Decisions That Will Shape the Budget
The final project cost will depend on design choices that Casa Hotel should be closely involved in. The building footprint, structural form and external finishes all have a direct impact on price. For example, a straightforward rectangular hall is typically more cost-efficient than a more complex shape — such as a footprint that incorporates a triangular or angled element — which can increase steelwork, cladding and foundation requirements.
Casa should also consider opportunities such as solar panels on the roof, which can reduce long-term operating costs but add upfront capital. Equally important is how the building looks from the outside: the cladding, roof form, colour and detailing should feel consistent with the existing hotel so the padel facility reads as a coherent extension of the Casa brand rather than a bolt-on structure.
